The reason republicans are inserting that in there is to dismantle wokeness, and trigger the libs. Both things that go way beyond appeasing Trump.

According to republicans the Kennedy center had became (like many other cultural and educational institutions) a fortress of radical cultural leftism. And as such it deserves to be dismantled, made a mockery of , and so on.

When interest rates go up, so does the use of adjustable rates. Of course rates aren't the only factor. Economic uncertainty (or at least the perception of it) is also a major factor in choosing a fixed rate.

But to get back to your original point - "USA have fixed rate mortgages as the main (or almost exclusive) way to get a mortgage" is just not true over time.

No my claim was : Most countries including the USA have etc.

And yes the main is fixed rates for the USA, the vast majority of years, fixed rates are the majority of originations (=main). Even according to your link (it was 2 years over 20 with >= ARM). Now it's 2 years over 35.

The (or almost exclusive) was because in SOME COUNTRIES it's like 80%+ fixed rates most years in the last 40+.

Btw this was the STOCK (not the originations in 2022, the total stock) of mortgages per country, fixed rate total. How can you say my claim that in the USA fixed rates are the main way to get a mortgage???

(btw the Canada number there considers "fixed" the 3 and 5y durations of fixed, but that's not actually fixed in american or italian terms)

It is not surprising that current mortgages are heavily towards fixed rate. People locked in over the past 20 years or so. Turnover has gone down since rates started going up (can't afford to move with rates going up), but the average length owning a home is still only about 12 years.
