7) RE meetups: One online meeting coming up next week. One good result of going to these is that I got 3 new RE accountants to choose from.
My current Accountant's company was purchased by Doane Grant Thorton. A fairly large co. and they are charging about 1.5x what they used to.
For 1h tax advice... After accountants gave suggestions, I gave my point of view and after asking me how I got to that
position, they agreed with my decision. They charged me $700 for 1h to do what I already knew was the correct proceedure.

6) Did my first AI class. Was more of an explanation and overview of how AI is getting into everything, especially content creation... Text, Photos.. Video.
Actually used AI for the first time to rewrite a review in a more professional way... was happy with/and used the AI version of the content.

7) Went to an all day RE investor meetup and got a great behind the scenes view of presales in my local area. Presales are really hurting in Toronto and Vancouver. There are great deals to be had.
So for a brief explanation of Presales: There is a difference between Canada and China. In China the full price is paid today for a presale that will be delivered in 3-5 years from now. In Canada usually there is a schedule of deposits that get paid on target dates: ie 5% at signing, +5% 30 days later, +5% 1 year later etc. Balance on delivery/closing.
Now take this presale in Vancouver as an example. (3 years ago) New units are selling for say $800/sqf. the unit is 800 sqf = $640,000 I paid my 15% $96,000. When I signed the deal, I estimated the interest rate at 3% and the bank would loan me 80% or $512,000. Fast forward to two months before closing. You go to the bank expecting they will loan you +$512,000.

Well there are two new sets of limitations:
First you have to pass the loan amount based on income. Based on your income of $100,000 they would loan you 5x your income; but that was based on the old interest rate of 3%, 3 years ago. Now the interest rate is 5.5% and they will only loan you $450,000. (just an example)

Secondly the bank will only loan you say 80% based on the LTV (loan to value of the property).. and now the value of the property is only valued at $580,000 based on the most recent sales. (prices are dropping due to the lack of buyers at the new higher interest rate) so now based on 80% of 580,000 the bank is only willing to lend you $493,000 and your contract says you need to pay (640,000 minus your deposit of 96,000 = $544,000) Taking the lower of the two limitations (Income or Value of the property the max the bank will loan is $450,000. I saved up an extra $30,000 in the last 3 years and with the expected $512,000 from the bank would make it to the required $544,000.

But now I need to come up with a total of $94,000 (an extra $64,000) or lose my deposit of $96,000!

This might not be a problem if you have deep pockets, but it is a problem for first time buyers. It is also a problem for investors that purchased +3 units at the presale and have to close on ALL of them at the same time. (not uncommon in my world)

Now what ends up happening is that the presale buyers with a contract to buy at $640,000 are selling them to a new buyer for $580,000 and taking a $60,000 loss instead of failing to close on the deal and losing their entire $96,000 deposit.

1a) Deal closed. moving in day is Feb 23. Lots to buy. Also will look into an second option 1 year from now to rent the unit out as a Furnished suite.

The brief explanation of this is that there are 3 levels of rental.
Long term, +1year (is what I epecalize in and have a license for)
Short term.. Weekend Air BnB stuff.. 2-3x income of Long term, but there are many restrictions and high wear and tear on the unit.
Half way in between, = Furnished mid term rentals. This is a specialized industry that focusses on
inbetweeners. Sold a house .. looking for a new one, need to live somewhere.. or am waiting for my new home to be completed because of construction delays.. etc.
insurance claims (my 2+2 unit burned or flooded and Insurance is paying me for 6 months to live somewhere else while they complete repairs)
new to the city executives (corporate relocations/ ie. Seaspan-ship construction exec, High tech exec Microsoft, SAP, many others within walking distance)
Specific to the city high end rentals. (movie execs, here for a movie
These type of units rent for 1.5x Long term.. I will book a time to show the unit to the guys at Super Suites.

The Super Suite idea may or may not work. That company only focusses in an area that is farther east and they do not have any units in the downtown core.

6) AI course is very interesting. As I got deeper into AI, i learned that the next step is 'Agents.' Essentially a combination of multiple AI No Code tools combined to do a single or many tedious and repetitive activities on your behalf. My final assignment was a real estate 'Bird Dog' agent. The design is to go daily to multiple websites, scan for new RE listings that meet my requirements, scrape the critical data, add a line to my spreadsheet with the data, create a report on that property and then notify me that a new listing has appeared in X city , with Xy units, for $ZZZ. etc.

Update on missing posts.

1a) Son's place. Not much to do for next 10 months. He will live there. If he is smart and can resist the luxury of independence, he can up his income greatly by moving back home and renting out his place. Will see what happens in 10m.

2) Delta Warehouse claim: CRT took the full 3 months to reply. Could not find one of the respondents (defendants) asked for clarification. I replied by email in a day. They called and asked me 3-4 questions. They were trying to confirm jurisdiction and authority to rule on my case. (Within the time limit 2y. Not a Residential claim (would be RTB, not CRT), respondent legal name....
I had to get a lawyer to do a company registry search. Turns out the respondent changed their company name. (I assume to avoid people or companies that they owe money to.)
Got a reply this last week. 14 weeks after I applied that they will take the case and notified me of what I have to do next. etc. Will post more on this later.

area of business (RE) as the interactions are not as plentiful. Works best when you have a website with lots of traffic. My list of qualified investors
is very short. (Net worth 5M, or 1M Net investments or 200k/y income) Minimum investment for me is 100K. The course puts the lower limit of
investment at ONE click of the mouse. ie. how to make your AI suggestions just slightly better so that you get a higher clickthrough rate.

The audio book is not the same as the written copy. Personally I think the Audio book is better. Hill narrates his own work and his tone and inflection gives

After the meetup I offered to work on an AI Bird Dog Agent program if he is interested. The AI agent would scour the web for new listings that met my criteria and then
send me an email if one popped up AND attach an AI assessment of the property. It would also alert me if a current property that I met my conditions dropped in price.

how to build a large business. It is a sales book for RE Agents. Had to read it because my wife gave it to me as a gift.
Keller also wrote 'The Millionaire Real Estate Investor' which is much more inline with what I do.

#15 New. I had a meeting with another General partner that I invested 100k with over one year ago. He went bust on the project and my 100K is lost. The only good part is that I can claim a 100k capital loss to offset vs. other RE projects. The project was located in Langford BC on Vancouver Island. Was a combination of finance and permitting delays. The result was not totally unexpected. After I told my wife, she was mad for about 1 day. She is ok with it now, but wants me to be in control of all future investments. No more investing with other GPs. The more that I am involved in a project, the better it does.... So focus on being the General Partner or advisor to my son for #5.


1a) Son's unit. Asked him to see if he can find the name of a contact in HR in his company. He works in an international Software company. They have 500-700 employees in our city and likely have executives coming into our city that will need temporary housing. My goal is to offer his unit as Furnished Executive housing. Ie. the company rents the place furnished.. for the entire year... and houses whomever they want in the unit. This model has the ability to charge a premium.. maybe 20% over unfurnished housing. It also has the advantage of being right in the core of the "in-young-hip' area and two blocks from transit.

2) Delta Warehouse claim: Was submitted to the CRT. The next step was to inform the defendants (respondents under the CRT) that there is a claim against them. Had several methods of service. Since we have a postal strike on, I sent the notice by courier. I then filed 'Confirmation of Service' with the CRT. I now have to wait for the 'respondents' to reply. In court if they don't reply, I would get a default judgement. CRT is not exactly Court so the arbitrator may not give me what I want even if the respondent's don't reply. (unlikely in this case as the respondents are corporations and not single mothers on welfare.)

5) Edmonton RE. Still looking at Edmonton and Calgary for multi family. Did my trip to Edmonton. Gave my realtor two listings that I wanted to see. One 6 unit and one 7 unit apartment. A week later, when I went to Edmonton, one was sold and the other was already under contract!
Went to a RE meetup in Edmonton and met some other investors. The next day i had a meeting with my realtor. We had a good meeting and we drove around. We only saw one other unit that he had with 4 units. Was designed as 2 units of multi family and the other 2 were student housing with multiple beds. Was not exactly what I was looking for. Need 5 to get into the commercial real estate category. The word Commercial is deceptive, because people usually think warehouse or office. In banking, any residential with 5 or more units is considered 'commercial.'
When a bank is considering a commercial loan, they do not look at your income and T4's. They look at the 'Net operating Income' (NOI) and the group managing the property before they extend the loan.

#11) Sarnia Ontario. Had update for this property. Bank has come in with new appraisal around. Near double what it was when we purchased it. We are doing a Cash Out Refinance in Year 6. We will have 95% of our initial capital back 112k out of 115 or so invested.
Property is well managed now. Only 2 units left with long term renters from +20 years ago, paying 1/2 of market rent. NOI is way up and hence our refinance Value is way up.

Found an interesting property in Tillsonburg Ontario. It is half way between Sarnia and Hamilton where I own other properties. This was a 10 unit .. 8 unit motel converted into a long term rental with 2 commercial tenants. It supposedly was a +7% cap rate. So it was worth looking into. It was a FSBO (for sale by owner) who had some buy ID requirements. Usually a buyer gives the ID to his agent and the agent confirms with the sellers agent about the buyer. In this case the Seller wanted me to send him my ID directly. In this instance, the seller wanted to act as a notary or Agent, and confirm my ID. etc. I checked with my lawyer who gave me a thumbs down. (in general) . This is probably ok if the buyer and seller are in the same city and can meet in person, but I am not sending copies of my ID to a stranger on the internet. I will keep looking.

The office is in a very nice business area of the city not far from my home. The job also pays about half of the other Asset manager job. Guessing I have to handle about half the amount of property/equities.

2) Delta Warehouse claim: 6 weeks update: After waiting for about three weeks, I got a reply from the CRT, saying that a proof of service by UPS was not sufficient to proceed. Proof of service tells you when, where and who signed for the package. This info is available using a tracking number. The CRT said they needed to see the signature of the person that took the package. I had to call UPS and fight with the AI agent to get to talk to a human. The AI, goes through a series of questions to see if they can resolve your issue. It always ends up saying that I can get proof of service by going to their web site and entering my tracking number. I just keep repeating Live Agent, I need a signature, not proof of service. Eventually I get a human on the phone. Unfortunately the first human did not speak English well, and I could barely hear him. I repeatedly said that I do not want a proof of service and that I need to get a copy of a signature. The human eventually says that it will be mailed to me within 24h. I repeated mailed?!? I ask if he has my email address. He just keeps saying I can get proof of service on the website.. just like the AI. I tell him over and over not proof of service, SIGNATURES. Well 24h later I get a text message saying that I can get proof of service by going to the web site. ha!.

I end up calling back and spending another 25 minutes on the phone till i eventually get a human on the line and tell them about yesterday's fiasco. I also refuse to let them send me a text message. I tell them this is for a court case and the Judge will not accept a POD and wants to see a signature. 24h later I get an email with the two signatures. phew.

Forward that to the CRT and wait another 10 days. Finally I get a reply: SC-2025-000783 No Response, Eligible for Default-Attachment
The CRT says you have provided everything you needed to and the respondents did not reply within the required time.
The CRT sends me the form and says you have 3 weeks to fill out the attached form and list any additional costs sought; this includes CRT application fees, interest, courier costs, any report costs required to make the case, and any legal fees. (you need to attach any reports and lawyer's invoices .. and they may only award partial costs for these.)

Since I have 3 weeks, I email the ex-tenants, and report this as a courtesy. I tell them they are in default and the CRT will award the final amount after I send them the 'extra costs.' I also tell them their company names will be searchable on the CRT website as companies that lost a case for not paying rent/damages. Finally I tell them they can avoid this by making the final payment.

5) Edmonton Multifamily./Commercial Property.
Well there is not much coming online. I look daily but the pickings are slim.
On a good note for me, the amount of 'presale' condos coming online is huge. There is something like a 6 month supply and buyers are scarce. The prices of NEW presale condos is dropping.
If you need a refresher: Presales are contracts to buy condos to be built in the future.
In short, three years ago, developers market a shiny new development going to be built. For example 100 condos at X street and Y avenue. The developer has to 'presale' 75% of these condos before a bank will approve a development loan. The buyers only have to put down say 10% deposit now and the balance (90%) on delivery. The development loan usually comes in traunches... land, demolition, then building milestones to release funds.
Well 3 years ago the developer could have sold 100% of those units, but (insert greedy developer here) decides to hold back 25% for himself and when the development is nearing completion, sell the units at a higher price with 3 more years of appreciating RE prices. Say the price 3 years ago (2022) for each unit was 1M. Back then the developer is thinking I can list the last 25 units for 1.1M in 2025.
Well skip to 2025 and the prices have dropped to $850,000.
Here is the hard part for the buyers of 3 years ago. The put down $100,000 deposit and have to come up with $900,000 in cash/mortgage.
They have saved up $150,000 in cash and were expecting the bank to give them a mortgage for 75% or $750,000 to buy the unit.
Well..... they go to the bank and the bank appraises the condo and says, the current value of the unit is $850,000 and we will give you a (maximum) mortgage of 850x75% or $640,000.
The buyer now has to come up with an extra $110,000.
Out of the 75 presales... probably 10 will not be able to come up with that extra $110,000. There are many reasons for this, including
1)Speculators that bought multiple 'presales' expecting to assign or flip them just prior to completion.
2)Individuals that already stretched to make the purchase caught up in the buying frenzy.
3)Investors that were expecting to turn the unit into a Air BnB... now illegal in (my city) and most cities in Canada.
4) Investors that were expecting to get a mortgage at 2.5% .. Nope!

On a side note, that (insert greedy developer here) is now sitting on 25 units that are not selling for what they cost! holy Hanna batman. Time to be forced into bankruptcy.

The good part:
As a result of the market, I will be 20% looking at buying one of these distressed brand new presales in Vancouver or 5% in Toronto, instead of a multifamily in Edmonton.

[Editor's Note: This article will continue to be updated as Thind Properties' various insolvency proceedings progress. Last update: August 6, 2025.]
Over the last two or so years, Metro Vancouver (and beyond) has seen many real estate developers become insolvent, but most of those were relatively inexperienced developers and the scale of the financial troubles were proportionally limited.
That is, perhaps, why the insolvency of Thind Properties has drawn so much attention. Founded over 20 years ago by Daljit Thind, Thind Properties has completed over 1,200 homes and has more than 1,800 units still in its pipeline. The latter number, relative to the former, is also perhaps one of the reasons why the company began facing financial trouble when it did.
All four of its yet-to-be completed projects — District Northwest, Minoru Square, Eclipse Brentwood, and Maywood — and one recently-completed project — Highline Metrotown — are all now the focus of insolvency proceedings, as first reported by STOREYS throughout late-2024. Court-ordered sales are now underway for several of them.
Below is a timeline of Thind Properties, the breadcrumbs leading up to its insolvency, and the ongoing insolvency proceedings.

December 2016

Quick Update.

#5. I made a lowball offer on a condo unit in my city. The conditions are all in my favor. Nothing to lose but a bit of time.
Tax value 800k
Age is 35y old.
Owners listed place for 700k
my offer was 628k
40k deposit in 48h.
No subjects/(conditions) (usual minimum is home inspection, finance, title and strata (HOA) documents. and 2 weeks to remove the subjects)
Close in 2 weeks. (usual is 6 weeks)

This place needs lots of Strata repairs. 30-35 years is the critically bad age for a building. Most components have lifespans of 35y or less.
The major components of this building have not been repaired/replaced.
I got the Strata docs early and read all +500 pages of engineering reports. The place is scheduled for a 35M repairs/upgrades; all windows,doors, exterior surfaces etc.
There are 181 units in this complex and based on the ratio of entitlement, this unit would have to pay approximately 197k in 'special levies' in the next 2-4 years.
This is why I went in low. I got the reply from the agent. They liked the quick close but price was too low. They accepted a different offer.
I figure they will have a 5% chance of not removing the subjects and backing out after they read all the engineering reports.

Currently I think, I still have a 1% chance of getting this place! Will email the agent to contact me if they fail to remove subjects.
Supply of good cash flowing multi family units in Edmonton is very very scarce. I have been looking for 6-12 months now and hardly anything is available.
When it does come up, offers come quickly. (see my report on visiting Edmonton a couple months ago.... went to see 2 small apartment buildings. When I got there, both were essentially under contract already. Sigh.
Vancouver Condo 40% now, Toronto 1% (haven't looked at all except to read how the market is worst than Vancouver) Edmonton Multi family 59%

1a) Son's unit. Took photos. Need to interview owner of 'Super Suites.' A rental company that only supplies furnished rentals. Then make appointments with HR for Amazon, SAP, Hootsuite, Take Two, EA etc.
A friend of mine is the heir apparent to a large furniture company in Vancouver. He let us (football pool friends) know that he is changing one of his outlets to a high end furniture display location and that everything in there is on a huge discount. Ended up buying 3 pcs of art, one sofa and one side table. NICE!! Would have bought more, but I do not have space to store it all.

2) Delta Warehouse claim: Sent a final Email to the CRT and consider it Finished.

Condo investments in Vancouver.

I made two offers in this last month on existing condos. The owners had dropped the price drastically. I still came in way under asking and got rejected.
Good for me. If they accepted it, I would feel like I offered too much.
One was 1100 sqf. the other 1200sqf in the same complex. The offers were made 2 weeks apart after the owners dropped the prices. The location is perfect.
The age is the worst and there is a pending 35m special levy to do major repairs on the building. The building is 34 years old and they have major components of the
structure that require total repairs.
Good reason for me to go in super low.

More adjustments. There seem to be a lot of price decreases in existing condos. Presales are still holding on to their 'wish is was 2022' price. They have to get crafty and
either give a huge agent commission or provide an extra parking space or a 'premium finishes' upgrade.
Ie. The developer can't drop the price for 1 unit if he has 15 units still in inventory. As soon as he sells one at a discount, the banks will take this as the new 'comparable' and
reduce the value for all units in the building. The buyer has to hold onto that 'Top line sales number' but is adding on extra discounts in the expenses and will take home less bottom line.

As a result of this new realization, my new breakdown for the next purchase is:
20% (2022 presale in Vancouver) coming live in 2025-2026
5% (2022 presale in Toronto) coming live in 2025-2026
45% existing condo in Vancouver. (specifically units that have shown a substantial price drop)
30% multi family in Edmonton.

1a) Son's unit. Not much to do. Looks like son will move back home for sure and rent his place out. Need to wait for Feb.
b) younger son just got a new job. Pay downgrade, but I think is a huge upgrade in opportunity and Learning. The new company is a large well known
developer in my City. Company is well structured and has opportunity for lateral and upward movement.
As part of the benefits is paying 1/2 for him to do his CA. I think he is set for the next 4 years.

only a few hundred dollars will be early next year, as soon as the government gives us a NOA and confirms there are no taxes owing.

As a side note: because I am losing my memory and the fact that a friend of my wife brought up an old story. We (wife and I) talked about it. An old (very serious RL story) that I had particular knowledge of. It involves Poker and Murder.
If you got this far, I will try and give some details in my upcoming posts. Maybe it will end up as a short story from my point of view on how the events unfolded around THIRTY years ago.

This book and its strategy is top of mind right now. When I first started, I thought that laziness was my #1 enemy.
Then I shifted that to Comfort is my #1 enemy.
Now I have come to a better enemy. (enemies.. there are 2 of them)

enemy #1 is Death! or old age with a diminished capacity. What good is wealth if you cannot enjoy it. This is essentially right out of the last book 'Outlive'
So I have made Getting fit and healthy my job for next 5-6 months. I am doing a 75 hard challenge now (is my 2nd and
will be doing it for approximately 145-150 days. with DEXA scan every 30 days.
I work out about 3h per day +1h of food prep and posting on 2+2 H&F

enemy #2 is Taxes. Estate taxes, Property Transfer taxes, Capital Gains tax, Empty homes tax, speculation tax, Probate (tax)
Income tax. This realization has led me to a paradigm shift in thinking.
Instead of buying new properties into my own company and increasing my own net worth (and ego) I have decided to
work on the generational wealth transfer very early on. Hence item #1b)

I started but do not have much yet. I wrote it in the 1h waiting for a RE meeting to start.


1a) Son's unit. He moved in on Feb 22 , 2025. so We have him moving out a few days after that Feb 23-26 or some such date.
I listed his unit as Available March 1st and am going to do my first showings today. All of the applicants are exactly who I expected
to be renting his unit when I planned this out. They are all DINKS... dual income, no kids that want to live in the 'hip/in/cool (read expensive)' part of town,
near all the best restaurants,/coffee shops/bistros pilates/yoga studios, high tech/legal/finance offices.
Unit is 2bed, 2bath, + den, 1117sqf listed at $3300 per month. Within days I have 5 showings booked. The combined income of the tenants needs to be $100k to hit my cutoff.
Combined income >= 3x rent.

As in 1b) we made an offer on a condo. Just missed this one. We could have gotten it if I moved a bit faster. Similar units with owners in them
are listed for $750k. Similar units tenanted or vacant/ owned by investors are listed at $700k. This was one of those units. where the seller got desperate.
Dropped his price to $650k. I went in at $590k and was planning to go up to $608k (with some wiggle room on my comission). The seller accepted a offer (before mine) and closed
at $ $612k. That was a great deal on a place that sold for 803k in 2019.
Going to see another open house tomorrow. I wanted to make an offer as soon as this property came up, BEFORE the open house, but My wife insisted we see it first.
Listed for $799k. Is down from last purchase price of $1,070K in 2016! It is in a superb location, but is a loft and my wife does not like the vibe.
The feeling is ideal for a young bachelor or couple. (not us) I would offer $728k and come up to say $760k. That would be a steal.
Please note that I am thinking of the value of the property 5-10 years from now and what it could rent for then.

I am writing about 20-30 minutes every day, but work gets in the way. More like 1h to 90 minutes every 3 days, but only on that 1 day.
There is a lot of history and dates that I have to research to fit the events into the correct timeline.


1a) Son's unit. A year ago the rent for this unit would have been $3700. Recent reported RE news/stats say rents are down about 9-10% since last year.
Did a total of 8 showings. Got 3 applications and have it conditionally rented now. Still have to sign paperwork, get cheques etc.
Couple with a 4y old. Both mom and dad work in Digital High tech. Dad works for WetaFX and Mom works for Sony Pictures Image works
Both have incomes over 100k. Have to arrange to store and/or move my son's furniture. It might all come back to my home.
Wife doesn't want it here I am sure, but a 10'x10'x8' storage unit costs +$200/month to rent. We have an unused 15'x15' office in my home that would do,
but my wife likes to spread her stuff out. Will update next time. Son's Move out is before Mar 13, Tenant officially moves in is on March 15, but will likely
move furniture on Mar 22 or later as they are paying rent on their current place till the end of March.

1a) Son's unit. Paperwork Signed. Got the first two cheques.
My son has moved out all of his furniture. Was considering renting a storage unit, but that would cost around $250/month to store all of his furniture.
Decided to use a spare office in my home something like 15x12' we left a 3' corridor down the right wall to be able to access the closet and spare bathroom,
just in case. We hired movers for the day and then jig sawed it in. I actually had to draw a scale diagram and then fit all the pieces in; some had to be stacked.
Next step is move in inspection on Mar 22.

2) Condo Investments. All 5 offers were rejected ! hahaha. I guess the owner was just fishing for a competition between buyers. What he got was probably 5 low offers.
Vancouver is in a condo GLUT and prices will be stuck here for the next 18 months or so. If it is still available and If I do not already made a move,
we will make another offer after 4 months, when the listing agent's representation deal is about to expire.

7) RE meetups: Last all day meetup was good. My one key takeaway is to start liquidating my RRSP while my income is low. Because I don't need the money, it will mostly go
right back into the market BUT under my TFSA. Tax Free Savings Account (in Canada only) Essentially pay taxes on my Retirement accounts now and let them grow tax free.
I'm guessing ill get taxed around %25-35% instead of 50% 15 years from now.
