Pretty much every controversial thing that has happened so far in 2025 under the Trump administration was predicted best by those who had already concluded Trump was a fascist that would surround himself with fascists.
That includes the corruption. Fascists always trends towards corruption, because fascism can't exist with transparency. Fascism is to the corrupt what dung is to flies.
Meanwhile, American institutions and media are desperately treating him and his cronies like they are "conservatives", which means they are assuming there is some kind of moral and ideological line that won't be crossed - and every time it is crossed they simply assume that this line was slightly lower than they expected. The truth is of course that there is no line.
Maybe not the next step, or even the step after. But this is probably where we end up, with women leading the charge.

I don't enter unenforceable contracts that are asymmetrically protected for the other side. In Italy tenant protections are insane so you only rent with absurd guarantees (signatures of parents and so on) and all in the clear .
Then you still encour into problems that's when you sell all rental properties and go into the stockmarkets which pays more, is taxed less, and requires 0 effort to manage

I cant speak for Italy, but we had a rental for awhile, and there is a lot of ways to leverage a rental business to get tax cuts off your W2 income here.
As long as you dont run bad with tenants who abuse tenant friendly regulations and laws, rentals probably do significantly better here than stock market; depending on your mortgage rate and local market forces and regulations. A lot of very wealthy people here who build their wealth through rentals.

Oh in italy as a private individual owning rental property it's beyond absurd. You don't even deduct property taxes (yes really). You don't deduct realtor fees (you do for capital gain not for rental income). These days at least you pay a flat tax on rent but if you choose that (which is low compared to income taxes, 21%), then you cannot increase the rent by inflation.
"leases" which we call contracts are 4+4 years and the landlord can't interrupt before then end (at the end of the 4 years you have one window to quit the contract).
And you can't kick bad tenants away. They stay months, sometimes years.
A lot of wealthy people here have real estate and rent it (because for a long while our capital markets were underdeveloped, inflation was rampant, and real estate was seen as the only protection against it) because of our european un-natural fear of stockmarkets.
Also, NOMINAL housing prices in Italy are the same levels of 20 years ago. Yes, really. Nominal
