It is possible to garnish a bank account, but it's a royal pain in the dick and you can only ever get what's in there on the day of the pull. For a broke tenant who skipped out on 6 months of rent, you're lucky to recoup what it cost you to get the bank levy in the first place. Now they close their account and you have to go find out their new bank to try again.
A vast majority of tenants are simply judgment-proof. The best method I have of avoiding someone stiffing me is to screen very selectively.
One bad tenant can wipe out literal years of profit on a unit. People like to hate on landlords as leeches, but unless you have many hundreds/thousands of units and can leverage the economy of scale, you're basically just breaking even or slowly bleeding each year and just waiting to cash out the equity at retirement. It's a terrible way to make a living, and I don't recommend it to anyone.
Maybe if you weren't such a social price-gouging disease people wouldn't try to stiff you so often.

i don't think you're dumb at all, but rob is 100% spot on that you fall prey to cognitive bias to the point that a lot of what you post is completely absurd
i think you're both very smart fwiw, but given that rob is always clear headed would have to give him the edge - furthermore i have full confidence that he is rational enough not to offer that (which is a very appropriate response if someone calls you an idiot btw) unless he had strong evidence and conviction of winning the contest - which made it an easy decision over which side to back

Like why can't you forcibly repossess the unit the day after they don't pay rent? if "a family going homeless" is something society wants to avoid, they should pay your rent or house them somewhere else, how is it your responsibility as a landlord to house people in distress?
